These Terms & Conditions (“Terms”) govern your use of our website and your booking of accommodation with Pier House. By accessing our website or making a booking, you agree to be bound by these Terms.

2. About Us

The Pier House operates self-catering accommodation and B&B rooms located at:

We provide short-term holiday rental accommodation.

3. Booking & Payment

3.1 Booking Confirmation

A booking is confirmed only when:

• We receive the required deposit or full payment; and

• You receive written confirmation via email.

3.2 Payment Terms

• A deposit of 50% is required at the time of booking.

• The balance must be paid 2 weeks before arrival.

• Bookings made within 2 weeks of arrival require full payment.

We reserve the right to cancel bookings if payment is not received by the due date.

4. Cancellation Policy

Guest Cancellations

• Cancellations made more than 2 weeks before arrival: Will receive a full refund.

• Cancellations made less than 2 weeks of arrival: will require to pay the full balance.

• No-shows are non-refundable.

Refunds are processed within 3-5 working days.

Host Cancellations

In the unlikely event we must cancel your booking, we will:

• Offer alternative dates; or

• Provide a full refund.

We are not liable for additional costs such as travel or insurance.

5. Check-In and Check-Out

• Check-in: From 4pm

• Check-out: By 10am

Late check-out may incur additional charges.

6. Security Deposit

A refundable security deposit may be required.

This may be used to cover:

• Damage

• Missing items

• Excessive cleaning

• Breach of house rules

7. House Rules

Guests agree to:

• Respect maximum occupancy limits

• Not hold parties or events unless agreed in writing

• Not smoke inside the property

• Keep noise to a reasonable level and respect other guests staying at the property.

• Leave the property in a clean and tidy condition

Failure to comply may result in termination of stay without refund.

8. Guest Responsibilities

Guests are responsible for:

• Any damage caused during their stay

• The behaviour of all occupants and visitors

• Securing the property when leaving

9. Liability

To the fullest extent permitted by law:

• We are not liable for loss, theft, or damage to personal belongings.

• We are not liable for injuries unless caused by our negligence.

• We are not responsible for service interruptions beyond our control (e.g., power outages, internet disruption, weather events).

Nothing in these Terms limits liability for death or personal injury caused by negligence.

10. Website Use

You agree not to:

• Use the website unlawfully

• Attempt to gain unauthorized access

• Copy content without permission

All website content remains our intellectual property.

11. Force Majeure

We are not liable for failure to perform obligations due to events beyond our reasonable control, including:

• Natural disasters

• Government restrictions

• Pandemics

• Utility failures

12. Governing Law

These Terms are governed by the laws of:

Any disputes shall be resolved in the courts of that jurisdiction.
